Buying a home is one of the biggest milestones in life, but at Complete we understand navigating the building process can often feel overwhelming. Between progress payments, complex construction loans, site assessments and endless design choices, it’s easy to lose the excitement.

That’s why Complete by McDonald Jones have changed the game.

Designed as a single-contract, turnkey solution, Complete by McDonald Jones simplifies buying a brand-new home and land package, so you can forget all about progress payments during the construction or coordinating multiple contractors’ post-handover for all things driveways, landscaping, window furnishings and more.

Not sure what a single-contract home is or how to purchase one? Read our step-by-step guide to buying a house with Complete by McDonald Jones – from securing your package with a holding deposit to getting your keys at settlement.

What is a single-contract build?

In a conventional house and land purchase, buyers typically sign two separate contracts: one for the land settlement and another with the builder for construction. This traditional two-contract process requires taking out a construction loan and making multiple progress payments at key milestones throughout the build of the home, such as the slab, frame, and lock-up.

A single-contract build combines and land and the complete house construction into one streamlined contract, structured more like buying an established home. You pay an initial deposit when exchanging contracts and do not pay the remaining balance until the home is fully finished at settlement. This structure eliminates ongoing progress payments, saving you from forking out money while you pay rent or an existing mortgage waiting for your new home to be built.

What is a fixed-price?

When building a traditional home, initial quotes can often change due to unexpected site costs, price fluctuations in building materials or trades, or additional charges for essential features added along the way. These unexpected variations can quickly blow out your budget.

A fixed-price means the total cost stated in your contract is set from day one and will not change. With Complete by McDonald Jones, the fixed-price covers not only the house and land, but also all the essential turnkey finishing touches – including driveway, fencing, landscaping, floor coverings, light fixtures and more. This complete transparency ensures peace of mind, allowing you to plan your finances with certainty and avoid costly surprises before settlement.

Step-by-step guide to buying with Complete.

1. Find your ideal location and home design.

Your journey begins by browsing our available turnkey packages across masterplanned estates and thriving established communities in NSW.

Whether your home is still under construction or ready to move-in, every Complete package comes with a fixed-price and all the finishing touches included: land, driveway, front and rear landscaping, fencing, clothesline and even the letterbox.

2. Pay a $1,000 holding deposit.

Found the home that fits your lifestyle? The next step is to lock it in.

  • The $1,000 deposit: Paying an initial $1,000 holding deposit secures the property off the market while contracts are prepared.
  • Unconditional status: This holding deposit reserves your chosen home through the preliminary process until contracts go unconditional. This means, finance, legal checks and contract reviews are fully approved.
  • Peace of mind: Much like buying an existing property, a holding deposit prevents other buyers from swooping in whilst your conveyancer or legal representative reviews the fine print.

3. Pay the full contract deposit at exchange.

Once the contract period goes unconditional, and your conveyancer / solicitor gives you the green light, it’s time to formally exchange contracts:

  • At exchange, the remaining balance of the required deposit is paid, taking into account the initial $1,000 holding deposit.
  • At Complete our required deposit is typically $15,000 or $30,000 which is significantly less than your standard 5% to 10% of the overall purchase price.
  • Once exchanged and unconditional, you can sit back and relax with no ongoing progress payments required from you for the rest of the construction period.

4. Relax during construction.

Unlike traditional home builders, Complete by McDonald Jones operates on a single-contract structure. This means no progress payments throughout the construction of your new home.

  • Save on rent and interest: You don’t have to pay off a hefty construction loan while you wait. This makes managing rent or your existing mortgage payments significantly less stressful while we build your new home.
  • In house partners: At Complete by McDonald Jones, we’re your one stop shop. Offers customers exclusive access to our team at MyChoice Home Loans and FREE conveyancing with our team at MyChoice Conveyancing. Being all under the one roof, this keeps your finance and legal requirements running seamlessly.

5. Pre-settlement inspection and final balance.

As construction nears the finish line, Complete by McDonald Jones secures your occupational certificate (OC).

  • Pre-settlement walkthrough: You’ll attend a final inspection on-site to walk-through your brand-new home, verify all fittings, and ensure everything matches the specifications outlined in your contract.
  • Final payment at settlement: The remaining fixed-price balance is due at settlement when your bank or lender transfers the funds.

6. Settlement and key handover.

Once the funds have settles, the property title transfers into your name. Your site supervisor hand over the keys, and you are ready to move straight into a brand-new turnkey home.
